The Application requested approval of a wetlands/watercourse permit to allow the placement of a small amount of fill in the buffer of a stream. At tonight's meeting a public hearing was held on the
Application. The fill is needed to construct additional parking at the site located along Fairfield Drive in the Putnam Lake area. The Application was approved by the Planning Board at tonight's meeting.
2] RINALDI - Wetlands/watercourse Permit Public Hearing
A public hearing was held on a Wetlands/watercourse Permit application for a wetland disturbance that occurred on property located along Route 22, near Empire Tool. The Consultant for the property owner prepared a remediation plan and, based on that plan, the Planning Board approved the permit.
3] STIEBELING SUBDIVISION
The application represents a request for subdivision approval of a proposed
two lot subdivision of a 33.054 + acre parcel in the "R-80" zoning
district. The property is located at the end of Carolyn Way. At tonight's meeting
the Planning Board held a public hearing on the application. Further action
was postponed pending resolution of engineering design issues.
4] LEA ROME AMENDED SITE PLAN
The application represents a request to amend the site plan for the above-mentioned
property to include the location of a well and subsurface sewage treatment system
(SSTS). The site is a 3.99 + acre parcel located along Commerce Drive in the
"I" zoning district. At tonight's meeting the Board conducted a public
hearing. The Board also granted approval of the amended site plan.
5] SHKRELLI SUBDIVISION
The application represents a request for "preliminary" subdivision
approval for a proposed five lot subdivision. The parcel is approximately 118.949
acres, and located in the "R-40" and "R-80" zoning districts.
Access to four of the five lots will be through a 50 foot easement from Ice
Pond Road. The fifth lot has access directly onto Ice Pond Road. At tonight's
meeting the Board held a public hearing on the Application. Further action was
postponed pending resubmission of revised plans which address changes to the
property boundaries.
6] FUCA SUBDIVISION
The application represents a request for subdivision approval of a 94.9 + acre
parcel into five lots, all located in the "R-80" zoning district.
The Applicant is proposing to provide access to the five lots by using two common
driveways from East Branch Road. At tonight's meeting the Board held a public
hearing. No further action was taken.
7] ASTRO LOT LINE ADJUSTMENT
The Applicant appeared before the Board requesting an additional 90 day extension
on the approval granted which changed the property boundaries for several of
the lots in the Astro Subdivision. In addition the Applicant requested changing
the driveway location on a few of the lots. No action was taken.
8] ALPINE RESTAURANT
The application represents a request for approval of an amended "site plan"
for a 12' by 25' addition and parking spaces for the Alpine Restaurant. The
parcel on which the Restaurant is located is a 1.12 + acre parcel in the "NS-1"
zoning district. An additional 2.414 + acre parcel is located to the south and,
as proposed, will be used for additional parking. The Board is awaiting an opinion
from the Town Attorney on the status of the easement.
9] WATCHTOWER
Watchtower Bible and Tract Society of New York requested a release of a bond
being held by the Town of Patterson as surety for the construction of a recreation
area at their Route 22 facility. As the work has been satisfactorily completed,
the Board recommended the bond be released.
10] BORSAVAGE DANCE STUDIO
The Applicant requested approval to erect a sign at their business located at
21 Front Street. The Board approved the Application.
11] HERITAGE ALLWOOD FURNITURE
An Application was received requesting a waiver of the requirement to prepare
a site plan to change the use of the building from restaurant to retail sales.
In addition, the Applicant requested approval to erect two building-mounted
signs. Both requests were approved by the Board.
12] DEERWOOD SUBDIVISION
The owner of the Deerwood Subdivision requested approval to change the house
and driveway location on Lot #29. In addition, the owner requested that the
name be changed from Deer Wood Lane to Collinwood Drive.
13] BUDAKOWSKI SUBDIVISION
The Application was withdrawn from tonight's agenda.
14] EXXON-MOBIL ROUTE 311/22
Exxon-Mobil requested permission to erect a accessory building that would be
used to house equipment needed to address a groundwater contamination problem
at the site. The proposed building did not meet the Town's zoning requirements
and so the Board requested that the Applicant explore other options.
15] BURDICK FARMS SUBDIVISION
The Applicant appeared to present an alternative subdivision layout of 46 lots.
The Planning Board re-affirmed the Positive SEQRA Determination on the Project
and scheduled a public hearing on the draft Scope for the
