PLANNING BOARD MEETING

SUMMARY


1] PARKER SUBDIVISION

The Applicant requested permission to relocate the house and driveway for Lot#2 of the Parker Subdivision approximately 200 feet closer to White Hawk Trail. Based on environmentally-sensitive areas on the Lot, the Planning Board approved the request with a few modifications.

2] PATTERSON LIBRARY

The Planning Board has been working on design standards for signs that will be erected in the Patterson Hamlet, with the goal of enhancing a sense of identity for the Hamlet. In addition, the Board reviewed the signs that have currently been erected at the Patterson Justice Court/Patterson Library/Community Center. As the site is owned by the Town, the Planning Board has prepared a recommendation to the Town Board suggesting that the Town erect three similar freestanding signs on the site for each of the occupants of the building. Further, the signs should be no higher than four and one-half feet, be lit with exterior lighting and have gold letters with either a dark green, dark blue or dark red background.

3] HUDSON VALLEY FURNITURE

The Applicant also requested permission to erect a sign for a new business that will be located in the Hamlet. The Board granted permission, conditioned on the Applicant meeting the new guidelines for sign colors within the Hamlet.

4] MCCARTHY SIGN APPLICATION

The Application was tabled pending the resolution of a violation.

5] STIEBELING SUBDIVISION

The application represents a request for subdivision approval of a proposed two lot subdivision of a 33.054 + acre parcel in the "R-80" zoning district. The lots are located at the end of Carolyn Drive. At tonight's meeting, the Board provided additional guidance to the Applicant considering the design concept.


6] INNER MOTIVES SITE PLAN

The Applicant has requested permission to occupy the lower floor in the Putnam County National Bank building located along Route 311, near the intersection of Route 22. The activity that will be conducted is a cabinetry shop. The Board tabled the Application pending resolution of several outstanding issues.


7] CAMP BRADY SUBDIVISION

The application represents a request for "preliminary" subdivision approval for a proposed five lot subdivision located along Ice Pond Road. The parcel is approximately 118.949 acres, and located in the "R-40" and "R-80" zoning districts. Access to four of the five lots will be through a 30 foot easement from Ice Pond Road. The fifth lot currently has access directly onto Ice Pond Road. At tonight's meeting the Board made several recommendations for revisions to the proposed layout of the Project.


8] DEW CONSTRUCTION

The application represents a request for site plan approval to permit the construction of a 7,200 sf buildings that will be used for the storage and maintenance of equipment. The parcel lies in the "R-40", "R-80" and "I" zoning districts. At tonight's meeting the Board issued a "negative" declaration of significance for the Project. A public hearing for the site plan application and wetlands permit have been scheduled for June 6, 2002.


9] MACAL CONSTRUCTION


The application represents a request for site plan approval to permit the construction of a 7,200 sf buildings that will be used for the storage and maintenance of equipment. The parcel lies in the "R-40", "R-80" and "I" zoning districts. A public hearing for the site plan application and wetlands permit have been scheduled for June 6, 2002.


10] CENTERLINE PROPERTIES

The application requests permission to amend the approved site plan in order to construct a raised loading dock on an storage building. A public hearing on the application has been scheduled for June 6, 2002.


11] ANNA'S AIRPORT AND LIMOUSINE SERVICE

The Board granted a 90 day extension in which the Applicant must meet the conditions of the approval issued by the Planning Board.
